In the Valencian region (including Costa Blanca), from August 2, 2024, additional rules apply:
Rentals less than 11 days are considered tourist rentals and require a license.
Rentals from 11 days to 11 months are considered seasonal rentals and are exempt from tourist regulations.
The tourist license is valid for 5 years and must be renewed on time; full property rental is required—renting individual rooms is not allowed.
After the license is obtained, rental must start within 2 months, otherwise the license expires.
Strict minimum and safety requirements are mandatory (kitchen equipment, internet, evacuation plan, etc.).
Fines for non-compliance: from €10,000 to €600,000.
They fall outside tourist regulations and do not require community approval under the new law.
Medium to long stays (between 11 days and 11 months) are also not considered tourist rentals.

In essence:
Short-term (holiday) rentals now require significant preparation: community approval, national registration, regional conditions, and sustainability.
Long-term rentals remain simpler and free of extra bureaucracy, ideal as an alternative or additional income source.
